Our largest apartment on the first floor is the perfect choice for a holiday with extended family or friends. With space for up to 10 guests, it offers generous room for unforgettable shared moments in the heart of the Tyrolean Alps.
With approx. 100 m² of living space, the apartment combines modern comfort with alpine charm. Wooden and tiled floors with underfloor heating, selected local materials, and large panoramic windows create a warm and inviting atmosphere for a truly relaxing stay.
The apartment features three individually designed bedrooms: one bedroom with a comfortable double bed, one bedroom with bunk beds configured as a double bed, and one bedroom with bunk beds configured as two single beds. All bedrooms are equipped with a TV and a safe, offering both comfort and convenience for your stay.
Three bathrooms ensure maximum privacy and comfort. One bathroom is directly connected to a bedroom and features a shower, washbasin, and toilet. The second bathroom offers a bathtub, washbasin, and toilet. The third bathroom is a true highlight with a shower featuring a starry-sky design and Kneipp hose, washbasin, and a private infrared cabin – perfect for relaxing tired muscles after a day in the mountains. In addition, there is a separate WC. Hairdryer, towel dryer, and cosmetic amenities are provided in all bathrooms.
The spacious living and dining area invites you to enjoy sociable hours together. A large dining table with a traditional tiled stove comfortably seats up to 10 people. A large leather sofa, TV, and radio complete the cosy living space.
The modern designer kitchen is fully equipped for group cooking and shared meals, including an induction hob, oven, micro grill, dishwasher, fridge-freezer, wine fridge, toaster, kettle, Nespresso coffee machine, filter coffee machine, as well as plenty of dishes, pots, pans, and all necessary cooking utensils.
The approx. 8 m² covered balcony offers beautiful views of the Tyrolean mountains and is perfect for relaxing outdoors. A Weber electric grill is also available for enjoyable barbecue evenings.
Up to three parking spaces are available for this apartment, and dogs are warmly welcome, so your four-legged companions can also enjoy the holiday.

Catering
- Regional breakfast buffet in the main house bookable on site for individual days or online with overnight stay for the whole holiday. Our breakfast is suitable for everyone - vegetarians, vegans and allergy sufferers! We offer a gluten-free breakfast on request.
- As an alternative to our breakfast buffet, we offer a bread service. Order the day before via our app and pick it up at the reception in the morning - it does not get more relaxed than that!

- Summer – High Season (July, August): approx. €320 – €500 per night
- Summer – Shoulder Season (June, September): approx. €290 – €440 per night
- Winter – High Season (February, early March): approx. €500 – €1,000 per night
- Winter – Mid Season (January, mid-March): approx. €400 – €850 per night
- Winter – Low Season (early December, April): approx. €350 – €650 per night
- New Year’s Week: approx. €700 – €1,500 per night
- Dog: €15 per day or €100 one-time fee for stays of 7 days or more
Prices depend on the number of guests and the length of your stay. All prices are indicative. Exact rates and availability can be checked anytime via the “Check Availability & Prices” button on our website, where dynamic pricing applies based on guest count, stay duration, and season.
The tourist tax is €5 per person per night for guests aged 15 and older.

Cancellation Policy
- Cancellation up to 60 days before date of arrival is free of charge.
- For cancellations between 60 days and 14 days prior to arrival, we charge 50 % of the arrangement price.
- Cancellation 14 days or more prior to arrival will be charged at 90% of the arrangement price
- In case of no-show, late arrival or early departure we charge 100 % of the arrangement price.
- After booking, we require a deposit of 50 % - 100% of the package price (depending on the booking date), the remaining amount must also be transferred 4 days before arrival.
We recommend taking out a travel insurance.

The open-plan living and dining area forms the heart of the apartment, combining kitchen, dining, and living spaces into a cosy meeting point for shared moments. The bedrooms are functionally arranged and offer plenty of privacy for families or groups.
Multiple bathrooms provide additional comfort throughout the apartment. Large window fronts create a bright and welcoming atmosphere and emphasize the alpine living experience.
Cancellation Policy.
You may cancel your stay free of charge up to 60 days prior to arrival. In the event of a later cancellation, 50% of the total booking amount will be charged.
For direct bookings made through our website, no credit card is required as a guarantee.
